We are market leaders in the receivership and management of buy-to-let property, operating across England, Wales and Northern Ireland.
We will accept the appointment, arrange for the property to be visited and draw up a strategy report on its current state of repair, resale and rental value and the position with the current tenant, if any.
Once we have agreed,on the appropriate way forward, we will take over the management of the tenancy and the collection of rent. Our job is to ensure that your properties are actively managed, in full compliance with all relevant legislation. We ensure that any reputational risks are minimised and that net rent received is secured and passed to the lender to apply to the mortgage.
We undertake all property management tasks ourselves, only outsourcing lettings via local agents on a “find tenant only” basis. We are independent which always allows us to choose the most appropriate agent. We will then reference the tenant, draw up the tenancy agreements, collect and register the deposit, collect the rent, chase the arrears where necessary and handle all tenant calls/correspondence, including those related to maintenance issues. Our central control of the management process ensures that our data, and our management information, is always up to date and accurate.
If the property is in need of refurbishment we have a dedicated team who can manage the process, making sure that any expenditure is justified by the additional rental value that can be generated over time.
We maintain a tried and trusted network of independent contractors to carry out maintenance works across the portfolio under management. It’s vital that we keep your tenants safe and these contractors are all registered with SafeContractor, CHAS or a similar accreditation body relevant to their specific skills, eg Gas Safe.
All this is backed up and supported by rigorous accounting and reporting systems which are fully RICS compliant and able to deliver whatever information you require in the format in which you require it. We are used to working to tight service level agreements and where we are one of a panel of receivers we are always strong performers. We are typically in the top ranks of any exercise undertaken to compare panel members against a series of pre-agreed KPIs.
